WJ Canada has a long history of providing dewatering solutions for residential developments across the UK, Middle East, and mainland Europe. 543 Richmond Condominiums may seem like just another new high-rise in Toronto’s bustling downtown core, but it holds special significance for WJ. This project marked our first residential dewatering project in Canada.

The Challenge: Space Constraints and Urban Density

As with many urban projects, space was at a premium from the outset. The excavation footprint for 543 Richmond Condominiums covered almost the entire site, leaving very little room for the installation of dewatering wells or storage of necessary pumping equipment. This is a common challenge for city-centre developments, where access and available space are often restricted.

However, WJ Canada’s flexible approach allowed us to collaborate closely with the client to find efficient ways to position our plant, equipment, and materials in the available space. This teamwork ensured the dewatering system was set up quickly and effectively, with minimal disruption to the construction timeline.

Our Response: Efficient Planning and Execution

The key to success on this project was maintaining a tight schedule while managing Toronto’s characteristic silty sandy lake deposits. To address the complex ground conditions, WJ mobilized two drilling rigs from our fleet of modern, well-maintained equipment. We installed 55 eductor wells around the excavation’s perimeter, ensuring effective groundwater control throughout the process.

Results: Dewatering Delivered, Project on Track

The ground conditions on site were highly stratified, with low permeability soils mixed with occasional higher permeability layers. Despite the challenging geology, WJ Canada’s approach of combining our advanced equipment, expert drilling techniques, and close coordination with the client delivered a successful outcome.

As of summer 2020, the dewatering system was operating smoothly, and construction works have continued on schedule. The first apartments at 543 Richmond Condominiums are set to open in 2022. This project holds a special place for us at WJ Canada, as it marks our first residential dewatering project in Canada, showcasing our ability to bring global experience to local challenges.
