Vaughan is one of Canada’s fastest-growing cities, and large-scale residential developments are driving its transformation. Among them is Charisma Condos, a multi-tower community requiring several deep excavations into water-bearing soils. Managing groundwater was critical to both the cost and the schedule of this ambitious project.
Given the site conditions and the presence of an aquifer, the client initially considered a full cut-off caisson wall designed for hydrostatic loading. While effective, the wall would have added several million dollars to the project budget. At the same time, the client had experienced groundwater challenges in nearby developments and needed assurance that excavation could be completed safely and on time.
WJ Canada engaged with the client early in the design process. Drawing on our knowledge of local soils and proven dewatering systems, we demonstrated that their groundwater concerns could be resolved without the need for a costly cut-off wall. Confident in both our design and delivery, we provided a fixed-price performance guarantee, ensuring the system would meet requirements while offering substantial savings.
WJ installed a tailored dewatering system that allowed excavation to proceed safely, efficiently, and without the expense of a caisson wall. The system performed exactly as designed, eliminating groundwater risks while keeping the programme on track.
By choosing WJ’s engineered solution over a structural cut-off, the client achieved:
At Charisma Condos, early collaboration turned a high-cost groundwater challenge into a smarter, more efficient solution. By partnering with WJ from the outset, the client avoided unnecessary expense and gained certainty where it mattered most, below ground.
